1.Is it difficult to build your own home in St. Maarten?
There is still a wide selection of lots available. Most have basic utilities already in place for each lot. Sizes vary but starts at approximately a quarter of an acre or more. Developing these lots cost approx. $110 per square foot. There are no import duties on bringing in your own material or furnishings if you so desire.

Do I need to have an attorney to help in buying a property?
No. The closing is handled by the civil law notary, responsible by law and obligated to do a proper title search to ensure a clear title transfer. There are notary offices on the Dutch side and on the French side.

Do I have to be present at closing?
No. You can give the power of attorney.

Power of attorney what is needed?
A copy of your passport (or any other form of picture identification) need to be submitted alongside the document to sell or purchase the property, the original letter being witnessed by a notary public and returned to the notary office on St. Maarten.

Is financing easily available on the island and what are the standard requirements?
Yes. The following banks are represented on the Dutch side: the Bank of Nova Scotia, the Windward Islands bank, Barclays Bank and RBTT Bank, Current mortgage rates are between 10% -13%

What kind of insurance?
There are a number of companies on the island where you can get insurance for natural disasters, fire, theft and much more.
