Is it difficult to build your
own home in St. Maarten?
There is still a wide selection of lots available. Most have
basic utilities already in place for each lot. Sizes vary but
start at approximately a quarter of an acre or more. Developing
these lots cost approximately $110 per square foot. There are no
import duties on bringing in your own material or furnishings if
you so desire.

Do I need to have an attorney
to help in buying a property?
No. The closing is handled by the civil law notary, responsible
by law and obligated to do a proper title search to ensure a
clear title transfer. There are notary offices on the Dutch side
and on the French side.

Do I have to be present at
closing?
No. You can give the power of attorney.

Power of attorney, what is
needed?
A copy of your passport (or any other form of picture
identification) need to be submitted alongside the document to
sell or purchase the property, the original letter being
witnessed by a notary public and returned to the notary office
on St. Maarten.

Is
financing easily available on the island?
Yes. The following
banks are represented on the Dutch side: the Bank of Nova
Scotia, the Windward Islands bank, Barclays Bank and RBTT Bank.

What kind of insurance?
There are a number of companies
on the island where you can get insurance for natural disasters,
fire, theft and much more.
